What we do

What’s included in a Thermotec boiler service

A full multi-point Gas Safe inspection — not a 20-minute tick-box exercise. Here is exactly what Stuart checks on every annual boiler service across Wokingham and RG40.

Step 01
Full safety & gas tightness check
Carbon monoxide and gas leak tests using calibrated equipment — not a visual check. Every visit includes a combustion analysis to verify the boiler is venting safely.
Step 02
Internal component cleaning
The burner and heat exchanger are deep-cleaned to restore combustion efficiency and prevent sooting. In Wokingham’s hard-water area, heat exchanger limescale is specifically checked on every visit.
Step 03
Flue gas analysis
Advanced digital analysers verify the boiler is burning gas efficiently and safely. Combustion efficiency figures are recorded on the service record — a step many engineers skip entirely.
Step 04
System pressure & expansion vessel
Expansion vessel pre-charge pressure and safety valve operation are checked. This is the most common cause of recurring pressure loss in Wokingham homes — caught during the service before it causes a winter lockout.
Step 05
Magnetic filter clean
If your system has a magnetic filter (Adey MagnaClean or similar), Stuart flushes trapped magnetite sludge on every service visit. Particularly important in RG40’s hard-water area where sludge accumulates faster.
Step 06
Digital service record issued
A full digital Benchmark service record is sent immediately after the visit. Required by Viessmann, Vaillant, Worcester Bosch and all major manufacturers to maintain warranty validity.
Warning signs

7 signs your boiler needs attention now

Don’t ignore these warning signs. Each one is a fault that is cheaper to fix during a service visit than as an emergency breakdown — and some carry a safety risk that should not wait.

🔴Kettling or banging noises
Rumbling or banging when the boiler fires is limescale on the heat exchanger. It causes localised overheating and reduces efficiency. If left untreated, the heat exchanger can crack — one of the most expensive boiler repairs.
Particularly common in Wokingham’s hard-water area (330–380 mg/L)
Yellow or orange flame
A healthy boiler flame should be sharp and blue. A yellow or orange flame means incomplete combustion — a carbon monoxide risk. Do not use the boiler until inspected by a Gas Safe engineer.
🔳Frequent pressure drops
If you are topping up boiler pressure weekly, the expansion vessel diaphragm has likely failed or there is a leak. Do not keep topping up — this is an underlying fault that needs diagnosis.
Lukewarm water or cold radiators
Magnetite sludge restricting flow through the system forces the boiler to work harder, spikes gas bills and causes uneven heating. Usually indicates a powerflush is needed alongside the service.
💧Visible leaks or moisture
A small drip from a pump seal or heat exchanger O-ring can short-circuit the PCB if it progresses. Catching a failing seal during a service saves hundreds in PCB replacement costs.
📈Unexplained rise in gas bills
A dirty burner or scaled heat exchanger burns more gas to reach the same temperature. A service typically improves efficiency noticeably — the saving on bills often contributes to the cost of the service itself.
😷Unusual smells
A rotten egg smell means a gas leak — turn off the gas at the meter and call the National Gas Emergency number 0800 111 999 immediately. A metallic or burning smell points to electrical overheating.
New to your home?

The 25-Point New Home Heating Inspection

Moved into a new home in Wokingham? Don’t inherit a hidden heating headache. Most standard Home Buyer Surveys only carry out a visual check of the gas appliances — they don’t test internal system health, sludge levels, valve condition or smart control configuration.

Thermotec’s 25-Point New Home Inspection goes beyond a basic boiler service to give you a complete picture of the heating system in your new property from day one.

What’s included:

  • Full Gas Safe boiler service — deep-dive safety and efficiency check to validate manufacturer warranties
  • System water quality test — heating fluid analysed for sludge, magnetite and corrosion inhibitor levels
  • All radiator and valve audit — cold spots, seized TRVs and lockshield settings checked for even heat distribution
  • Expansion vessel inspection — pre-charge pressure tested and recharged if needed
  • Flue integrity and termination check
  • Hard water assessment — RG40 chalk aquifer context (330–380 mg/L) explained and protection recommended
  • Smart controls audit — Hive, Nest or tado° programming reviewed and optimised for your schedule
  • Full written digital health report issued after the visit

“Professional, reliable and friendly. Stuart diagnosed a worn seal during the annual service and replaced it on the spot — saving us from what could have been a breakdown mid-winter. Boiler pressure had been dropping slowly and we’d been ignoring it. He found it immediately.”

FAQ

Annual servicing FAQs — Wokingham

The most common questions from homeowners and landlords across RG40.

How much does a boiler service cost in Wokingham?
Thermotec’s standard annual boiler service starts from £96 fixed price. This covers the full multi-point inspection, combustion analysis, internal component clean, flue gas analysis, system pressure checks and digital service record. A 5-year manufacturer strip-down service starts from £145. A combined boiler service and CP12 landlord certificate is £150. All prices are confirmed before the visit — no hidden charges, no call-out fees.
How often does a boiler need servicing?
Every 12 months. Annual servicing is required by all major boiler manufacturers — Viessmann, Vaillant and Worcester Bosch all require it to keep your 5–12 year warranty valid. It is also a legal requirement for landlords under the Gas Safety Regulations 1998.

In Wokingham’s hard-water area (330–380 mg/L from the chalk aquifer), annual servicing is particularly important because limescale accumulates on heat exchangers faster than in softer-water regions. Stuart specifically checks for this on every service visit in RG40.
What is a 5-year manufacturer strip-down service?
Viessmann and Vaillant require a full internal strip-down service every 5 years (in addition to annual servicing) to maintain their extended warranties of up to 10–12 years. This involves full disassembly, deep cleaning of all internal components and reassembly to manufacturer specification — significantly more thorough than a standard annual service. Thermotec performs this as a Viessmann Accredited Installer and Vaillant Advance Partner. From £145.
What is a CP12 gas safety certificate and who needs one?
A CP12 is the annual Gas Safety Record legally required for all rental properties with gas appliances under the Gas Safety (Installation and Use) Regulations 1998. It must be issued by a Gas Safe registered engineer. Every landlord in Wokingham and RG40 with a gas boiler, gas fire or gas cooker in a rented property must have one annually.

Thermotec provides CP12 from £75, issued digitally same day. Combined CP12 + boiler service available for £150. Tenant liaison available. Full CP12 information →
Can I book an exact arrival time?
Yes — that’s one of the things Wokingham homeowners value most about Thermotec. Book your exact arrival time online 24/7 at thermo-tec.co.uk/schedule-an-appointment and Stuart arrives at that time. No 6-hour windows, no “morning or afternoon” guesswork. You receive a confirmation and a reminder before the visit.

For landlords with tenants, exact times remove the coordination problem entirely — Stuart can also contact the tenant directly to arrange access.
Do you service Viessmann and Vaillant boilers in Wokingham?
Yes — Thermotec is a Viessmann Accredited Installer and Vaillant Advance Partner, trained directly by the manufacturers. We service the full Viessmann Vitodens range (050, 100, 200, 222) and the full Vaillant ecoTEC, ecoFIT and ecoFLEX range across Wokingham and RG40.

Both Viessmann and Vaillant require annual servicing by an accredited engineer to keep the extended warranty valid. Thermotec’s digital service records are accepted by both manufacturers for warranty compliance.
