What Size Air Conditioning Unit Do You Need?

Most people fitting air conditioning for the first time assume bigger is better, or simply pick whatever unit is cheapest. Both approaches usually end up costing more in the long run. Getting the size right — measured in BTU, or British Thermal Units — makes the difference between a room that cools properly and one that never quite gets there, or one that leaves you cold and clammy at the same time.
Why getting the size right actually matters
An undersized unit has to run flat out trying to reach your target temperature. It rarely gets there, your energy bill climbs, and the compressor wears out faster from constant strain.
An oversized unit causes a different problem. It cools the room quickly, then switches off before it's had time to pull moisture out of the air. The result is a room that feels cold but damp rather than genuinely comfortable. The unit then short-cycles — switching on and off repeatedly — which wastes energy and adds unnecessary wear.
The basic sizing formula
The standard starting point for sizing a room is straightforward: measure the floor area, then apply a BTU-per-square-foot multiplier.
If your room isn't a simple rectangle, measure each section separately and add the areas together. For a room that's part of a larger open-plan space with no door separating it, measure the whole connected area rather than just one section.
Adjusting for your room's actual conditions
The base figure is only a starting point. A handful of real-world factors can push your actual requirement up or down by a meaningful margin:
