Common faults

Underfloor heating not working? Here’s what it usually is

Most UFH faults fall into one of these categories. Stuart uses digital diagnostic equipment to identify the exact fault before any work starts — saving time and avoiding unnecessary work.

1No heat in one zone
In wet systems this is almost always a stuck or failed actuator on the manifold, or an airlock in that zone’s loop. In electric systems a broken cable section or failed thermostat sensor is the most common cause.
Wet: actuator / airlock · Electric: cable / sensor
2Uneven floor temperature
Cold patches in a wet system usually indicate an airlock in a specific loop, or unbalanced flow rates across the manifold. In an electric mat system, a damaged section of the cable creates a localised cold area.
Wet: balancing / airlock · Electric: cable continuity test
3No heat at all — full system
In a wet system connected to a boiler, complete failure is usually a pump fault, a thermostat not calling for heat, or a boiler lockout. Stuart checks the boiler and UFH system together as a complete circuit.
Wet: pump / boiler / thermostat · Electric: controller / fuse / wiring
4Thermostat showing but no heat
The thermostat is calling for heat but the floor doesn’t warm up. In wet systems this points to the actuator, pump or manifold. In electric systems the issue is usually a broken connection between the stat and the cable or mat.
Wet: actuator / pump · Electric: wiring / mat connection
5UFH running but floor cold
System appears to be operating but the floor never gets warm. In wet systems this is usually a flow temperature set too low at the boiler or blending valve, or the pump not achieving adequate flow rate. A very common fault in hard-water areas where pump impellers foul with scale.
Wet: flow temp / pump / blending valve
6Manifold leak or drip
Manifold connections can develop slow drips over time, particularly on older installations. Stuart can isolate the affected connection, replace fittings and repressurise the system. Full manifold replacement is available if required.
Wet only: manifold repair / replacement

Electric & wet underfloor heating — both covered

The fault diagnosis and repair approach differs significantly between electric and wet systems. Stuart is experienced with both and uses the right diagnostic process for each.

Hydronic / water-fed
Wet Underfloor Heating Repair

Wet UFH systems circulate heated water through pipework embedded in or below the floor screed. They are typically connected to a boiler via a manifold with individual zone actuators, a circulation pump and usually a blending valve to control floor temperature.

As a Gas Safe registered engineer, Stuart can diagnose and repair the full wet UFH circuit — from the boiler and blending valve through to the manifold, pump and individual zone actuators. No need for a separate heating engineer and a separate plumber.

Common wet UFH faults:
  • Manifold airlock — zone not heating
  • Actuator failure — zone stuck open or closed
  • Pump failure or reduced flow rate
  • Blending valve fault — incorrect flow temperature
  • Manifold drip or fitting leak
  • Thermostat wiring fault
In hard-water areas like Wokingham (330–380 mg/L), pump impellers and manifold strainers can foul with scale over time — causing gradual flow reduction. Stuart checks for this on every wet UFH visit.
Electric mat or cable
Electric Underfloor Heating Repair

Electric UFH uses a resistance heating mat or cable embedded in the floor. It is more common in bathrooms, kitchens and extensions where a wet system connection is impractical. Electric systems are simpler in some respects but faults can be harder to localise if the cable is embedded in screed.

Stuart uses a cable continuity tester and insulation resistance meter to diagnose electric UFH faults accurately. In most cases the fault is in the thermostat, sensor, wiring or connections rather than in the cable itself — which means no floor access is required.

Common electric UFH faults:
  • Thermostat failure — not calling for heat
  • Floor sensor fault — stat not reading correctly
  • Broken connection between stat and mat
  • Cable or mat damage — open circuit
  • Insulation failure — earth fault
  • Fuse or RCD tripping on circuit
Before assuming a cable is broken, Stuart tests the circuit fully. Most electric UFH “failures” turn out to be thermostat or wiring issues — far simpler and cheaper to resolve.
How it works

How Thermotec diagnoses & repairs underfloor heating

A methodical process that finds the fault accurately before any work starts — avoiding unnecessary disruption and keeping costs predictable.

1
System assessment
Stuart reviews the system type, layout and fault history before any testing begins. Questions about when the fault started and what changed help narrow the diagnosis.
2
Digital diagnostics
For wet systems: flow rate testing, pressure check, manifold zone testing. For electric systems: continuity and insulation resistance testing. Faults localised before any invasive work.
3
Fixed quote provided
Once the fault is identified, a fixed repair quote is provided before any work starts. You know the full cost before Stuart picks up a tool. No surprises.
4
Repair & test
Repair carried out and full system tested before leaving. All zones verified heating correctly. For wet systems, manifold balanced and pressure confirmed. Digital record provided.

FAQ

Underfloor heating repair — common questions

Questions from Wokingham homeowners about underfloor heating faults and repairs.

Do you repair underfloor heating in Wokingham?
Yes — Thermotec repairs both electric and wet (hydronic) underfloor heating systems across Wokingham, Earley, Woodley, Finchampstead, Shinfield, Arborfield and the full RG40 and RG41 area. From £96 fixed price for a diagnostic callout.
Can you repair wet underfloor heating without digging up the floor?
In most cases yes. The majority of wet UFH faults are in the manifold, actuators, pump or thermostat — all of which are accessible without any floor work. Stuart diagnoses the system methodically to confirm the fault location before considering any invasive work. Most wet UFH repairs require no floor access at all.
Why is my underfloor heating not heating evenly?
Uneven heating in wet UFH is most commonly caused by an airlock in a specific zone loop, a stuck or failed actuator, incorrect flow rate balancing, or pump underperformance. In electric systems, uneven heating usually points to a damaged section of heating cable or a thermostat floor sensor fault reading incorrectly. Stuart tests each cause systematically.
My electric underfloor heating has stopped working completely. What could it be?
Complete failure in an electric system is most commonly a thermostat fault, a floor sensor fault, a broken connection between the controller and the mat, or a tripped fuse or RCD. Actual cable break is less common and is confirmed by a continuity test. Stuart tests all components before assuming the cable is damaged — because thermostat and wiring faults are much cheaper to fix.
Can you connect underfloor heating to my boiler?
Yes — as a Gas Safe registered engineer, Stuart can diagnose and repair the full wet UFH circuit including boiler connections, blending valves, manifolds, pumps and zone actuators. You don’t need separate heating engineers for the boiler side and the UFH side.
Does hard water affect underfloor heating in Wokingham?
Yes. Wokingham and the surrounding RG40 area has very hard water (330–380 mg/L CaCO₃) which causes scale to accumulate on pump impellers and manifold strainers over time. This gradually reduces flow rate and can cause zones to under-heat without any obvious fault code. Stuart checks for this specifically on wet UFH service visits in the area.
